The Benefits
The Established Fund aims to provide properties to CHARITIES, NOT FOR PROFITS, COMMUNITY ORGANISATIONS as well as EARLY STAGE and START-UP COMPANIES. This, we believe has direct benefits for the organisations as well as property owners.
For organisations, the chance to expand a project, try out a product or start a new project can be daunting. Especially if limited funds are a concern. The ability to move into a property, to have a base and professional address can be pivotal for a project's success. Properties are offered FREE OF CHARGE or with a very SMALL cost.
Organisations will work directly with ESTABLISHED FUND (see rules and regulations below)
For LANDLORDS and PROPERTY OWNERS having empty property is not desirable. Having an organisation use an empty property can result in property maintenance savings, security improvements, deterring damage as well as keeping the property visibly in use and improve chances of fully selling or letting the property. ESTABLISHED FUND are looking for long term solutions working with partner landlords and property owners with the aim of our projects becoming sustainable and becoming permanent tenants. ESTABLISHED FUND will manage the property working directly with organisations to accomplish their goals.
Established Fund will receive donations from Landlords for using this service. The maximum amount of donation is at the landlords discretion, however a minimum percentage of any savings made through Established Funds use of the buildings is agreed upon and used for running our Grants, Loan and Investment Programme benefitting more organisations across the UK.
This arrangement works best through the long term use of the properties, creating long term savings for property owners and long term security for tenants.

A small portion of the donations will pay for the running costs of the organisation.
Established Fund is seeking corporate partners to provide the income for the day to day costs of running the organisation. The corporate partners will have goals, values and aims in line with our own. This form of philanthropy will ensure that any donations made to the organisation by the public and any monies raised through the activities of the organisation will 100% be used for the organisation's beneficiaries across our own projects.
Building uses
The use can depend on the type of property available. Established Fund have access to OFFICE, RETAIL and STORAGE properties. Each property will be different in terms of utilities, access and standard of use. This may reflect on the type of suitable use.
Any plans to change the main use of the building or the appearance of a building must be discussed with Established Fund and be approved by the Landlord or Property owners.
Connection to Utilities

ESTABLISHED FUND aims to use properties with utilities connected. Electricity, water and gas to deliver a standard of use we feel provides the most benefit. This may not always be the case but also not always necessary for certain organisations. Utilities will be based on fair use for a limited time with the aim for projects to be become sustainable and absorb future costs. Regular meter readings will form part of the license and will provide accurate costings.

Safety
All projects must agree to the conditions set out in our license agreements. This includes a standard of operational responsibility. Tenants will be required to provide detailed paperwork regarding but not limited to :
